Radon mitigations systems don't have to be ugly! Sometimes the best looking installation is through the roof. This slab home was completely finished on the interior with very few options for installing an extraction point. (There were none at the back of the home.) The homeowner agreed that the best thing to do was to route the piping into and up through the garage. The exterior piping is only visible from the neighbor's yard.

Holly B. has a home gym in her basement and she heard that some of her neighbors had elevated radon and were installing mitigation systems. She lives in the Lexington Estates subdivision on the east side of Athens, GA. We tested for radon and the average concentration was over 5.0 pCi/L so we installed a radon mitigation system on the back corner of her home to reduce the radon to a level she was more comfortable with.

We installed a radon mitigation system for a homeowner in Athens, GA that was planning on finishing the basement of her 1960s ranch home in the Forest Heights subdivision. Thankfully, she had a radon test before her contractor began the work. We were able to reduce the levels in the basement from over 5 pCi/L to below 1.0 pCI/L.

Job Stories From Athens, GA
Radon Mitigation in Athens, GA

Ryan. H of Athens, GA was referred to Georgia Healthy Homes by his home inspection service after a high radon reading on a test done during his home inspection. Wanting to make sure his home was safe for him and his family, Ryan reached out to Georgia Healthy Homes to evaluate his home for radon mitigation.

Craig Shane surveyed Ryan's basement for the best extraction point in the slab and recommend the right-sized fan appropriate for removing the excess radon from the home. Craig decided that having Trent Jones and Zach Tully install an Eagle fan would accomplish the job of getting Ryan's radon levels below the EPA's recommended 4pCi/l.

With Ryan's radon levels now below the EPA's recommended threshold, he can rest easy knowing his home is safe for him and his family. If you think your home has high radon levels call your local radon mitigation experts at Georgia Healthy Homes.

ERV Installation in Athens, GA

A concerned homeowner contacted Georgia Healthy Homes because he had some indoor air quality concerns at his home in Athens, GA. After installing an indoor air quality monitor in his home, he because concerned about high levels of CO2 when they were cooking. The kitchen exhaust fan was of little use because it did not vent to the exterior. They also had radon levels that were not above the EPA action level but high enough to be a concern.

The home was an older home with multiple foundation types. Installing a radon mitigation system was possible but would have been difficult. Given that there were multiple indoor air quality concerns, we offered fresh air ventilation using an Energy Recovery Ventilator (ERV) as a comprehensive solution.

After installing the ERV the family immediately noticed an improvement in the indoor air quality. After continuously monitoring the air for a week, they were pleased to see a reduction in the CO2 levels in the home as well as the radon levels.

If you have Indoor Air Quality concerns, no matter what they are, give Georgia Healthy Homes a call. We can design a solution that works for you and guarantee results.

Saving Another Real Estate Sale in Athens, GA

Josh A called us to see if we could install a radon mitigation system in a home he was trying to sell and get a clear test result in 10 days. Of course! That's what we do!

Athens, GA has a hot real estate market and Josh's home went under contract quickly. The prospective buyer had a radon test with their home inspection that resulted in an average radon level of 8.2 pCi/L. They almost walked but their REALTOR assured them that this was not difficult to correct. They requested a radon mitigation system and a radon test that demonstrated average levels below the EPA action level before their closing, two weeks later.

This kind of situation is very stressful for both buyers and sellers and we knew we could help get both parties to the closing table. The seller needed a responsive mitigation contractor that would deal with the issue quickly and the buyer needed a system that was guaranteed to work.

The next day we went to his home, did a thorough inspection, and designed a mitigation system. This was a slab home with a completely finished interior including new flooring throughout. Our options were limited. There were no closets or hidden spaces on the back of the home. We suggested tapping into the sub-slab in the master bedroom closet, running the piping into the garage, and up through the garage ceiling. The piping would run to the exterior through the roof over the garage. The piping in the garage would be a great location for the system manometer that shows the occupants the system is on and working.

The installation proceeded as planned. Afterward, a continuous radon monitor was set with a 24 hour delay to make sure the home returned to closed-house conditions. (Many mitigators recommend waiting 5-7 days but this is rarely necessary.) Despite having severe weather during the entire post-mitigation test, we were able to reduce the average radon level to 0.6 pCi/L.

Don't let high radon levels derail your real estate transaction!

Radon Mitigation System Inspection in Athens, GA

A homeowner in the Westgate Park subdivision of Athens called us after doing a radon test in his home that came back over 4 pCi/L. They purchased the home 3 years ago and it already had a radon mitigation system installed and wanted to know if the system was working properly. The basement was almost completely finished and one of the family members slept in the basement.

We inspected the system and the fan was functional but the operating pressure was 2.5" WC. The manufacturer's maximum recommended operating pressure is 2.3" WC and their fan curve shows that the typical airflow at 2.4" WC is 0 CFM. The fan was on, but it was not removing any soil gas. The data tag left by the installer showed that the system was installed this way. The system had never worked properly, was causing excessive wear on the fan motor, and was using more energy than was necessary.

Our customer requested a radon test using a continuous radon monitor. We ran a 7-day test and the average was 7.9 pCi/L.

Since we did not install the system we recommended diagnostics and pressure field extension testing before we designed a solution. This can include digging a larger pit, adding an extraction point, and/or replacing the fan.

If you have a radon system installed in your home, make sure you conduct a retest every two years. If you suspect that the system is not working properly, call us to inspect your radon mitigation system.

High level of radon. Looking to install a mitigation system
Project Location: Athens, GA
We've got a musty smell in the main living area of our house which I suspect is due to standing water in the crawlspace below. It is particularly strong when the HVAC runs. When it rains, water comes down the hill onto our patio at the west end of the house, where it seeps into the foundation. When we bought the house in 2018, there was minor moisture mitigation done as part of our contract, e.g. vapor barrier; however I suspect this is wildly insufficient. The entrance to the crawlspace is at the opposite end of the house, which was built in 1974. Additionally, I wonder whether you can test if we need better ventilation in our home generally. At night, upstairs where we sleep, things get very stuffy; perhaps we need fans to pull in fresh air? Obviously, especially due to the musty smell, we would like to take care of these things ASAP. Thank you!!
